Construction Management Services

Serving as, or augmenting, your staff with pre-planning, design, construction, engineering and management expertise that assures the best possible project outcome, regardless of complexity. We offer two types of Project (Construction) Management services:

  • Agency Construction Management (CM)

    Comprehensive management of every stage of the project, beginning with the original concept and project definition, yields the greatest possible benefit to owners. Serving as your CM agent, we offer comprehensive management, professional advice and direction at every stage of the project, from the original concept and project definition through post construction phases, or portions thereof. Under this delivery method, Reno can provide guidance on:

    • Optimal use of funds
    • Control of the scope of work
    • Project scheduling
    • Selection and optimum use of design and construction firms' skills and talents
    • Avoidance of delays, changes and disputes
    • Optimum flexibility in contracting and procurement
    • Cash flow management

  • At Risk Construction Management

    At Risk CM involves a commitment by Reno to deliver a project within a Guaranteed Maximum Price (GMP). Under this delivery method, we act as consultant to our client in the development and design phases and as the equivalent of a general contractor during the construction phase. Reno works closely with our client and the design and construction team to provide definition of program scope, in order to establish the GMP and identify the criteria necessary to guarantee the completion date. Our project management team creates and executes the entire project plan by issuing all subcontracts, purchase orders and project documentation. This allows us to assume financial risk for the proper project execution.

At Risk CM is the preferred management arrangement on a majority of our projects, as it allows our client to identify potential hurdles, and make important and timely capital improvement decisions, early in the design process. This is an important advantage not feasible under traditional bidding, which only occurs after design is totally finished and committed. Bidding after the design is completed often finds the project is over designed, beyond budget and requires a time consuming redesign and re-bid. Cost and design must be controlled and developed from the very start.

Build to Suit

Reno possesses a wealth of experience in build to suit construction. This type of construction has Reno coming on board at or about the same time as the architect, to establish budget and scope at a schematic design level (floor plan, section and facade). We then take part in the design development and cost studies as materials are chosen and design detailed, to ensure that the owner’s budget and business dollar value goals are being met. This may include constructability studies, sometimes with the involvement of subcontractors, to detail the most cost effective without compromising quality, safety or value.

Typically Reno will set the GMAX (Guaranteed Maximum Price) at the end of the design development stage and then continue our involvement with pricing to the permit set of drawings. We will develop a schedule to the start date of the project and a procurement schedule, which takes into account lead times and delivery of the projects materials and contracts for all vendors and subcontractors.

This process allows for early knowledge of schedule and budget, and fosters a collaborative team with a systematic process to design, communicate and build.
