RESMED A "GEM" IN 2009

ResMed Corporate Headquarters has been labeled a "gem in the rough", a glistening pearl that enhances its former industrial site located in the middle of a mixed use residential community in Kearny Mesa. ResMed consists of a 6-story mid-rise complex, attached to a 2-story low-rise structure and a 6-level parking garage, incorporating 230,238-sf of total office space for the company that treats sleeping disorders.
Even before its completion in May 2009, the project created a buzz since the owner, ResMed Corporation, spared no expense with maintaining their vision. The heavy use of art, as well as several rare and high-quality finishes throughout the building’s lobby, office space, cafe, health club and landscaping, sets it apart from other Class-A office space. High quality Trespa, Alucobond, Zinc and Stone Panels have also been incorporated into the exterior design to bring a unique character to the appearance of the building.
ResMed was recently recognized by the construction industry at-large with the prestigious honor of a 2009 Associated Builders & Contractors Excellence in Construction Award. Presented on November 19th at the Ivy Hotel in downtown San Diego, the project won top recognition based on safety, craftsmanship, design, quality and technical considerations.
The Associated General Contractors also recognized ResMed with a 2009 Build San Diego Award, while most recently garnering a 2009 Orchid Award from the San Diego Architectural Foundation (SDAF).
The SDAF noted, "The campus of the ResMed Corporation is a startling good example of artistic landscape design for a commercial building. Because the plantings were carefully designed to be drought tolerant, and the paving materials allow water to percolate, this design may already be applicable for a LEED certification. Unlike many commercial buildings, the landscaping looks very intentional and thoughtfully designed. The public spaces are welcoming, comfortable, and safe. The integration of large scale modern artwork is a pleasant surprise."

MARRIOTT RESIDENCE INN GASLAMP OPEN FOR BUSINESS
Reno Contracting recently completed the extended stay Residence Inn by Marriott. The 13-story, 240-room, 215,890 s.f. hotel project opened just in time for the holidays. The project, located in the Gaslamp district of Downtown San Diego at 6th and J Street near Petco Park, consists of a multi-level underground parking structure over a high-rise tower and West wing with a 3rd floor pool over future retail space. The 21-month project was scheduled to allow the owner occupancy well ahead of the completion date, in order to coordinate extensive furnishings and fixtures installation.
The project designed by ACM Architects and Engineered by DCI Engineers incorporated a cast-in-place concrete high rise structure, with 6.5” post tension slabs throughout to maximize space. The hotel structure is only inches from existing neighboring buildings, which made access to the building and coordination of construction, including material deliveries, a challenge throughout the project.
The fire protection system utilizes a state of the art, 2700-gallon water holding / storage tank with central monitoring system. A back-up 500 kW generator located on the roof powers the majority of the lighting and equipment in the event of a main power shutdown.
Project amenities include modern recreation facilities looking out onto the 3rd story pool deck and bustling 5th Ave. A large meeting and training room with dividing partitions is located on the premises with a state-of-the-art AV system. The second floor is a dedicated full service kitchen with food warming/coffee bar and seating for guests. The grand open stairs leads down from the second floor eating mezzanine area to a business bar for computer plug in and WIFI internet access on the main level. Adjacent to the business island is lounge seating in front of a double sided fireplace with stainless steel accents. Around the corner is a full wet bar with double storefront doors opening up onto a 6th Ave sidewalk seating area.

The interior design incorporates custom decorative concrete overlay on the lobby floor with carpet inlays. Venetian plaster, stained wood veneer, thin brick veneer and patterned wall coverings adorn the walls in the two story open lobby and lounge area. Translucent stone slabs lit from beneath are used to light up the registration desk, business bar and wet bar.
The exterior façade integrates many high quality finishes such as EIFS (Exterior Insulation Finishing System) up the tower and thin brick veneer trimmed with precast wainscoting at the street level. False balcony railings at punched windows, painted metal trellis work and changes in the EIFS color and texture break up the 122 foot high facade.
