RENO'S STEVE BETTIS AWARDED "SUPERINTENDENT OF THE YEAR" BY ASA
On Wednesday, July 12th the American Subcontractors Association held their 16th Annual Awards and Installation Banquet. Reno had been nominated for "ASA General Contractor of the Year", while two of our Superintendents, Steve Bettis and Bob Canuso, were nominated for "General Contractor's Superintendent of the Year." It is a great honor to be nominated in both of these categories, as we are judged and voted on by our Subcontractors.

Reno is very proud of both Steve and Bob for being nominated. A big "CONGRATULATIONS" goes out to Steve Bettis for being awarded "Superintendent of the Year"!

RENO HAS BEEN AWARDED:

Cox Media, Inc. at Diamond View Tower Tenant Improvements
The project is located on the 4th and 5th floors of Diamond View Tower and will consist of 40,000-s.f. of floor space for technical facilities, office and support space, including a state of the art broadcast and production studio of approximately 3,000-s.f. and 5,000-s.f. of technical and support areas adjacent to the studio. Construction is scheduled to start in late September.

The project team for Cox Media is: Craig Hueners – Project Manager; Gary Magill – Project Superintendent; Danielle Slagal – Project Engineer; and Terri Ehret – Project Administrator.

PROJECTS IN PROGRESS:

Cabrillo Medical Center
Foundation work is complete and structural steel has topped out on this 49,000 square foot shell-and-core medical office building. The three-story structure over one level of below grade parking is up and getting ready for concrete slab on grade, then, concrete on metal decks. The exterior envelope will follow shortly behind the concrete decks, and we anticipate that the curtainwall will be quite an elevation. Interior finishes at lobbies and core are still being refined by the Owner and design team, with talk of an impressive water feature to greet visitors. The finished site will include concrete pedestrian walkways, site parking, and landscape improvements.

The project team consists of: Kevin Horst – Project Manager; Project Superintendent – Mike Jones; Kyle Nguyen – Project Engineer; and Terri Ehret – Project Administrator.

Realty Income Corporate Headquarters
Reno is starting preconstruction on a corporate headquarters facility for Realty Income. Located in Escondido, this project is a 3-story concrete tilt-up including site work, under building parking, shell and core. The projected completion date is April 2007.

Team members for Realty Income Corporate Headquarters include: Dan Schwartzer – Project Manager; Tom Dances – Project Superintendent; Heidi Lambert - Project Engineer; and Cheri Smeal - Project Administrator.

Gateway Torrey Hills
This project consists of two 100,000-s.f., 4-story Class A office buildings with a 3-story parking structure. The campus is located at the northeast corner of Carmel Mountain Road and Interstate 5, and it includes a fully equipped fitness center, extensive landscaped plaza, and a water feature between the buildings.

The Cisterra Partners' owned project began mass grading in early July. Structural steel for the first building will arrive Sept 21st and should take 2-3 weeks to complete erection. Currently, Condon-Johnson and West-Tech are coordinating efforts to excavate and tie-back a temporary soil-nailed retaining wall at the north end of the project to allow for construction of the parking structure (set to begin in September).

Craig Hueners will join the team as Project Manager and Oliver Rose will join Bob Canuso as Project Superintendent in early September; Fran Michelena and Ghian Snyman are the Project Engineers; Terri Ehret is the Project Administrator.

Ocean View Hills, Phase III
Ocean View Hills, Phase III for Sudberry Properties is progressing along with a lot of work going in place with close to 100 workers onsite. This is a 40-acre site with 6 tilt-up buildings totaling 663,000 –s.f. of floor space. We currently have four of the six building slabs placed, with tilt-up panel construction progressing on two of the slabs. The underground storm drain is going in at this time, as well.

One the week of September 11th, we will be bringing in a large crawler crane required to lift heavy panels (100+ tons) for Buildings A, B, & C. The crane is so large that it takes 11 semi truck loads, another crane and 3 days, and $35,000 to assemble. We have a fast-paced 11-month schedule, and with great subs and some good weather, we are on track for a mid-April 2007 completion.

Kilroy Sabre Springs II – Parking Structure
Reno Contracting's long awaited second phase of construction is underway at Sabre Springs with the start of Kilroy Realty's new 6-level parking structure. This 261,000 square foot project consists of two (2) below grade levels and four (4) above grade decks, and will rise from the ground utilizing both cast-in-place and precast concrete components.

Grading and earthwork has just begun on this project and could ultimately get quite exciting if blasting is required to remove the below grade rock as anticipated. Otherwise, Reno hopes to be topped out on the parking structure in February 2007 and starting foundations on the adjacent 6-story above grade Class A office building that will complete this complex.

Design for this project come from the Architects Hanna-Gabriel-Wells and will match the finish and features of the existing structures. The Reno team consists of Chris Heim – Project Director; Kevin Horst – Project Manager; Leighton Walker – Superintendent; Curtis Brooks – Project Engineer; and Terri Ehret – Project Administrator.

ViaSat Lot 4
Owned by CalWest Industrial Properties, this project is a 60,000-s.f. tenant improvement in a two-story tilt-up building. Currently, the project team is working on the North Lot underground utilities while both shell and TI are progressing smoothly. They are adhering to an aggressive shell schedule and are implementing all potential TI changes and design conflicts as they go. We are thankful of our good relationships with our consultants and subcontractors that make it possible to proceed with TI scope and TI design review and make any corrections immediately.

The project team for ViaSat Lot 4 is: Eric Gradyan – Project Manager; Clark Clowar – Project Superintendent; Thomas Kohzina – Project Engineer; and Terri Ehret – Project Administrator.

Baker Electric
The Baker Electric 2-story tilt-up office building is wrapping up nicely, approximately 6 weeks ahead of schedule. The lobby finishes currently being completed include rich walnut wall paneling, a high-tech, curved reception desk and stainless steel/cable stair railing with custom stanchions designed by none other than Tom Dances, himself. Other features of the 2-story lobby include stained concrete floor and a large dropped soffit below the 6-foot square pyramid skylight in the center of the reception area.

The 30,000-s.f. facility will serve as Baker Electric's new home office and includes approximately 15,500-s.f. of warehouse and mezzanine storage space. Situated at the end of the cul-de-sac, the massive entrance canopy makes a dramatic statement as you enter the Harmony Grove Business Park and approach the best building on the block. We are expected to complete this project by August 28, 2006.

Centerpoint Plaza
Beckman/Faraday, LLC is developing a Class A, 97,500 s.f., 3-story steel framed Office Building with 1 level subterranean parking garage. The project is located at the corner of Faraday Ave and Priestly Drive in the Carlsbad Research Center. Centerpoint PlazaThe exterior facade contains a combination of glass, stone and aluminum panels all being complementary to a unique massive aluminum entry trellis structure. The project architect is Austin, Veum, Robbins Partners (AVRP) of San Diego, CA.

The exterior skin is underway with Wirtz Tile & Stone installing stone veneer, and Sunset Glazing is installing the curtain wall and ribbon window systems. We have begun the first phase of site work, which consists of curb and gutter on half of the site. Other key members on the project team that are currently working onsite are: Bergelectric, California Sheet Metal, Hess Roofing, ICS Mechanical, Martin Corporation, Overson Rand Corporation, Paramount Fire Protection, R.L. Fick & Son Plumbing, and T.B. Penick. The Reno Team members are: Eric Gradyan – Project Manager; Fred Hucke – Project Superintendent; Brandon Kyse – Project Engineer; Cheri Smeal – Project Administrator.

Santa Fe Summit
The Kilroy Realty Corporation is planning the development of the Intuit Regional Headquarters, a campus consisting of four, 4-story buildings totaling 480,000 s.f and a 4-level, 493,000 s.f. parking structure with 1,682 parking stalls. The 16 acre site is located on Torrey Santa Fe Road just south of Hwy 56 in San Diego. The project will have office space, computer research/development space, and full service cafeteria / kitchen. The site amenities will include basketball and volleyball courts, an amphitheatre, barbecue area, and walk paths. The project architect is Hanna Gabriel Wells.

Santa Fe SummitCurrently the exteriors of first two buildings are nearly complete and work on the complex interior lobbies and restrooms has begun in building #1. Pre cast concrete has been arriving onsite for the past few weeks and currently the south end of the parking structure has nearly topped out. Work on the complex site package will begin shortly including water features, landscape areas, and intricate concrete flatwork.

Kelly Corporate Center 4
The Kelly Corporate Center Shell & Core, a 77,300-s.f., 3-story, concrete tilt-up office building, developed by Allen Development, Inc is quickly coming to a close. The project is located at the corner of Aviara Parkway and Palomar Airport Road in Carlsbad. The project architect is Smith Consulting Architects of San Diego, CA. Reno is working with architects ID Studios and the construction manager Space Matters.

Taber Company has completed the wood lobby paneling, and East County Tile has begun the installation of lobby and restroom tile. Southland Paving and Betz Concrete have completed the site concrete and paving, and Brickman Landscaping will be done with the planting by early September.

The Grubb & Ellis Tenant Improvement project is scheduled for substantial completion on September 15th. Grani Installation is dropping ceiling tiles, and Wirtz Tile & Stone has completed their installation of brick veneer in the lobby and conference rooms. Mission Valley Cabinets did an exceptional job of getting both the millwork installed quickly and the architect's satisfaction.

The Comerica Bank Tenant Improvement has also taken off after a brief hold-up waiting for the construction permit. Brian Cox Mechanical has set all heat pumps and duct work, Anning-Johnson has completed drywall, and Quality Painting & Wallcoverings has just started the first coat of paint.

On the 2nd floor, Anning-Johnson has begun layout for the Merrill Lynch Tenant Improvement project. Reno Contracting is working with Hellmuth, Obata & Kassabaum, Inc. (Architect) to fast track the completion of the office space for a targeted move-in of November.

Diamond View Tower
Diamond View TowerDiamond View Tower is located between 9th and 10th Avenues and J and K Streets immediately adjacent to PETCO Park and The Park at the Park. This 306,750-s.f., Class-A office tower provides 14 floors with amazing views to all levels of the stadium, downtown, and bay. The high-rise floors range from 16,600 - 17,350 SF with the low-rise floors offering larger floor plates ranging from 27,600 - 33,700-s.f. The first two floors will offer 74,250 of on-site retail amenities with a "Hall of Fame" style lobby and 3 levels of underground parking.

Currently, lath & plaster operation is beginning at the exterior lower podium levels. The curtain wall mullions are installed up to Level 13 at all elevations. Structural concrete, rebar, decking, and steel are complete. Interior framing and MEP rough-in are currently underway.

RECENTLY COMPLETED PROJECTS:

Paseo Del Mar a.k.a. Campus at Carmel Valley
Reno Contracting completed the project Paseo del Mar for JMI Realty; consisting of three (3) Paseo Del Mar4-story Class A office buildings, with the lower subterranean level assigned for parking, and site improvements on eleven (11) acres. The 240,000-s.f. office complex, located on El Camino Real in Carmel Valley, was designed by Carrier Johnson Architects. The project was right on schedule for its August 2006 completion.

Los Coches Village
Los Coches VillageC.W. Clark developed the Los Coches Village project which is a 22,132 s.f. , 3-story medical office building, designed by Nadel Architects. The two upper levels are comprised of office space and 11,330 s.f. of parking below.

The building is constructed with a structural steel frame, castellated beams and metal floor decking topped with lightweight concrete. This system offers the benefit of spanning 62 feet for a column free garage and lease area without compromising floor stiffness. The building exterior has walls that are finished with stone veneer and exterior cement plaster.
