RENO CONTRACTING AWARDED 2007 ABC EXCELLENCE IN CONSTRUCTION AWARD FOR DIAMONDVIEW TOWER AND SANTA FE SUMMIT

And the winners are............

Judges have been busy at work, reviewing projects submitted for recognition in the ABC San Diego chapter's Excellence in Construction award program. The results have finally been tabulated and Reno Contracting is a big winner. Cisterra Partner’s DiamondView Tower and Kilroy Realty’s Santa Fe Summit have both been awarded the 2007 ABC Excellence in Construction Award for commercial projects in the $10M - $99M range. The Excellence Award is the top honor in this ABC awards competition.

There were many San Diego projects entered in 33 different categories and these two projects had some of the highest scores for a project amongst all of the winning entries. Consensus from the judges was that this year’s entries were far superior in quality in terms of merit and award winning quality.

As a part of the awards entry, questionnaires were distributed to the owners of the projects being entered. The questionnaires ask the Owner to rate the project and General Contractor in areas such as “Quality of Work Performed, Meeting of Schedules, Cost Control” among others, with the highest score possible being a 5. For both DiamondView Tower and Santa Fe Summit both owners gave all 5’s on their questionnaires.

ABC believes every one of the winning projects is special in its own unique way. Together, they represent the good work being done every day by merit shop contractors and industry professionals. Each one of these projects is an example of work completed on time, within budget, and with great value to the owner - without the limitations of a discriminatory union-only project labor agreement.

The awards ceremony will take place on February 7th, 2008 at the On Broadway Event Center in San Diego's Gaslamp District.

RENO CONTRACTING NAMED “2007 GENERAL CONTRACTOR OF THE YEAR BY ASA”

Congratulations to the Reno Team for being named the 2007 Medium-size General Contractor of the Year by the San Diego Chapter of the American Subcontractors Association. Reno Contracting has been nominated for Contractor of the Year for the last ten years in a row, and this is the fifth time that Reno has won this award.

Reno’s success is due largely to the relationships that have been built over the years with the San Diego subcontracting community. We treat our subcontractors as part of our team, fostering relationships of mutual respect and cooperation with prompt payment, fair supervision of projects, organized project schedules, with proactive and fair resolution of issues.

The ASA membership evaluates companies based upon four key attributes: conducting their business fairly, constructing projects safely, issuing payments in accordance with contract terms and demonstrating high business standards.

Thank you to the team for upholding these key relationships with our subs.

RENO’S EXPANDING PRESENCE IN THE INLAND EMPIRE

With more than 3.9 million people, the Inland Empire ranks high among the nation’s other large metropolitan markets, including 13th in population and 17th in effective buying income (Claritas 2006). The Inland Empire represented 46% of all job growth in Southern California from 1990-2005 and two-thirds of all new industrial space built in Southern California in 2006. (The Housing Report 2006). With these demographics, the Inland Empire provides Reno Contracting a golden opportunity for further growth. The decision to pursue this market necessitated the opening of Reno Contracting’s Inland Empire office in the Gateway Center in Murrieta, California.

Dan Schwartzer, Regional Manager, Wade Richardson, Project Manager, and Kari McFall, Business Development, are utilizing their gregarious natures to implement Reno’s business development plans. Even though the Murrieta office is currently small, it serves as a good home base to strategize the best course of action for tapping into this very busy, emerging market area.

We have built quite a few projects in the Inland Empire. Our jewel of the area is the Ridge Park Office Center, which garnered the prestigious Associated Builders and Contractors “Excellence in Construction” award. This award was received in part for the dedication and hard work of the project team for our client, The Garrett Group. We have also completed a wide variety of office and retail projects in the Inland Empire such as FedEx, Red Hawk, Plaza Las Brisas and Ynez Auto Center.

The Inland Empire is as diverse in its clientele as it is with its micro city cultures. Whether it is the small town flavor of Temecula and Murrieta or the large urban feel of Ontario or Palm Springs, Reno Contracting is expertly suited to develop new projects in these regions with the same success we have demonstrated in the San Diego market. We look forward to the emerging opportunities for Reno Contracting in the Inland Empire market to not only build new and exciting projects, but also to establish relationships with new developers, architects, engineers and subcontractors that have made us the preferred contractor in San Diego.

RENO RANKED 29th IN “FASTEST GROWING 100 PRIVATELY HELD COMPANIES”

Reno Contracting was recently recognized as the 29th “Fastest Growing 100 Privately Held Companies” by the San Diego Business Journal. The publication acknowledged Reno at its fourth annual reception and awards ceremony held on September 20, 2007 at the Westgate Hotel. In attendance were approximately 800 honorees from various companies in the San Diego area.

Judging criteria for this list was based on documented growth in revenue, as well as employee size. Reno Contracting has experienced tremendous growth in the past year with annual revenue of nearly $200M and a workforce of 75 employees. Results of the ranking survey conducted by the Business Journal were tallied and certified by a CPA firm and announced at the reception. Accepting the award on Reno’s behalf were Walt Fegley and Kari McFall, who were given a plaque and parting nominal gifts.

Among this recent recognition, Reno has also been awarded “2007 General Contractor of the Year” by the American Subcontractor’s Association, as well as a “2007 AGC Build San Diego Award” for the DiamondView Tower project. There is no doubt that Reno will continue their growth as they maintain excellent client relationships, attract and retain the best talent in the industry, and expand into different markets, such as retail and residential construction. With Reno operations servicing San Diego County and now the Inland Empire, they will continue to be a part of the region’s growth as an industry leading general contractor.

Scripps Rancho Bernardo Clinic Tenant Improvement
Reno has embarked on another project with owner and developer, Kilroy Realty Corporation, to create a six-story, 135,800 square foot medical office building for tenant Scripps Healthcare, scheduled for completion in August of 2008. With the help of Lee, Burkhart and Liu Architects, the structure is to highlight a high-tech, fully-digital imaging center, including digital mammography, CT Scan, and MRI. It will also encompass other aspects typically seen in out-patient care facilities such as urgent care, primary care services, and on-site ambulatory surgery. More than 80 physicians and 250 employees representing 25 specialties will practice at the new Rancho Bernardo facility.

Currently, all MEP trades are working diligently, trailing close behind the framers, to keep the project on its demanding schedule. All coordination efforts are remaining top priority to fit the required in-wall conduit, medical equipment structural support, plumbing, medical gas, and HVAC to run the vast array of highly technical equipment, which the lay person would never even know exists.

Putting forth a full team effort, the tenant improvement is part of Reno’s Innovation Corporate Center, Lot 2, designed by Pacific Cornerstone Architects, which is a six-story, structural steel, shell and core building with five-story cast-in-place parking garage.

The Reno Team for this project is: Chris Heim – Project Director, Kevin Horst – Project Manager, Steve Meister – Project Superintendent, Dave Enos – Project Superintendent, Eric Scheidlinger – Project Engineer, Matt Montgomery – Project Engineer, and Cheri Smeal – Project Administrator.

Terraces at Copley Point
Despite recent signs of a sluggish economy, another office building campus is rising out of the ground in San Diego. The Terraces at Copley Point, located at the southeast intersection of the 805 and 52 freeways, represents one of the remaining office building campuses to be built along the 805 corridor in Sorrento Valley.

The project consists of (2) 6-story, steel shell-and-core buildings, and a 3-level, cast-in-place concrete parking structure. In all, nearly 400,000-sf of Class A office space will be added to the already sizzling San Diego commercial office space market. The project is being built for Sudberry Properties, a long-standing client of Reno’s, who develops retail and office space in both Orange and San Diego Counties.

Matt Adams, of Project Management Resource Group, is representing Sudberry as the construction manager, and Hanna Gabriel Wells is the project architect. Randy Hanna and Sean Chen are the lead architects.

Construction of the buildings is overseen by Project Superintendents Steve Bettis and Bryan McCarthy, who have joined the project team within the past month. The rough-in mechanical and electrical have been completed, as well as, the roofing and metal stud framing. The demolition of the existing interior space is complete and the new construction of the office space, kitchen, labs, vibe room and manufacturing space will be finished in February 2008. The building is owned by First Industrial Realty and the construction manager is Cruzan Monroe.

The Architect for the project is Ferguson Pape Baldwin. The Reno Team consists of Eric Gradyan - Project Manager, Clark Clowar - Project Superintendent, Josh McKeown - Project Engineer, and Mary Parker – Project Administrator.

Gateway at Torrey Hills
The Gateway at Torrey Hills project is located in Sorrento Valley just south of the Highway 56 exit on Interstate 5. The project reached its one year anniversary on July 5th. Under the leadership of Bob Canuso, the few challenges the project team has come across were easily conquered.

From the early stages of the project, the site allowed very little room for access. A separate parking lot down the street was established with shuttle service for workers. Meanwhile, site utilities had to be installed after the erection of the steel due to the delivery dates. For several months trades were forced to coordinate around each other. The parking structure became available for use on May 14th, relieving some of the congestion.

The façade of the two four-story buildings (100,000-s.f. each) were completed with Kota Brown and Gasgogne Beige stone tile installed by Klaser Tile, aluminum by California Sheet Metal, and glazing systems by Sunset Glazing. The building’s lobbies were finished out by Taber Co. and Klaser Tile. A decorative wire mesh encapsulated in an aluminum mullion system has been applied to the face of the parking structure. The 1,000-s.f. fitness center, located on the ground level of the parking structure was completde at the end of September 2007.

Gateway Torrey Hills team members are: Rick Laferney – Senior Project Manager; Bob Canuso – Project Superintendent; Ken Taylor – Project Superintendent; Fran Michelena – Project Engineer; Ghian Snyman – Project Engineer; and Mary Parker – Project Administrator.

RECENTLY COMPLETED PROJECTS:

DiamondView Tower
There's a new crown jewel in San Diego's skyline, the sparkling DiamondView Tower. This is the first Class-A office building to be built in the booming Ballpark District, as well as the very first office building to be built next to a major league ballpark. Combining office space and two levels of retail accommodations, DiamondView Tower is the result of a close collaboration between premier local builder Reno Contracting and developer Cisterra Right Field Office Partners.

Located between 9th and 10th Avenues and J and K Streets adjacent to Petco Park in the heart of the East Village, the DiamondView project began with Cisterra Partners requesting from Reno Contracting a budget and schedule for the Tower's construction in November of 2003. Through due diligence by Reno Contracting and a close relationship between Reno, Cisterra and architectural firm Carrier Johnson, the project was put on the fast track to completion, with ground breaking in March 2005. With Reno's strong relationships with subcontractors, its unsurpassed group of employees who share Matt Reno's values and goals, the company's reputation as problem solvers who can anticipate a problem before it surfaces and a history of 100% customer satisfaction, the project was completed ahead of schedule.

DiamondView Tower was ready for tenant occupancy in March 2007, a testament to the ability of Reno Contracting and Cisterra Partners to focus on coordinating all parties involved to not only bring the project in on time and on budget, but to create a spectacular edifice that will enhance the burgeoning East Village area. DiamondView Tower exists as an exciting landmark in the area, and is the only office tower in San Diego that provides astonishing panoramas of Petco Park's playing field, along with sights of the city and Pacific Ocean.

Situated directly outside of Petco Park's right-field fence, the location provides unparalleled field views that have become known as 'skybox views' by those who have enjoyed the sight lines from the third floor and higher balconies. Reno Contracting's innovative construction of the 15th-floor "Ultimate Skybox, " is a 5,000 square-foot business and entertainment penthouse that can be configured to serve as a meeting room, an entertainment center for clients and is available to tenants during working hours at no charge.

The ground floor retail spaces provide services to those inhabiting the Tower, and for those who live in the area as well. The second floor is occupied by the FIT Athletic Club, operating a 35,000 square-foot gym with an outdoor swimming pool.

DiamondView Tower's three-level underground parking facility is ably supplemented by two convenient adjacent parking structures: The Padres Parkade and the 6th and K Parkade across from the Park in the Park. Since its completion, 100% of the office space has been leased by clients excited to be included in this outstanding part of San Diego's future.

Realty Income
The Realty Income project is located on La Terraza Boulevard in Escondido which runs parallel to the freeway between Valley Parkway and 9th Avenue.

The building is designed as a 47,000-s.f. three- story steel building with the first floor being about forty percent parking by Richard Yen & Associates. Features will include a limestone clad radiused stairway leading from the first floor lobby to the second floor, maple and cherry veneer covered walls in the third floor corridors, and high end finishes throughout. The building will serve as the corporate headquarters for Realty Income who occupied the building in July of 2007.

The project team for Realty Income was: Dan Schwartzer – Project Manager; Tom Dances – Project Superintendent; Heidi Lambert – Project Engineer; Eric Scheidlinger – Project Engineer; and Cheri Smeal – Project Administrator.

Ocean View Hills
Sudberry Properties chose a 40 acre site in Otay Mesa, CA to develop for the third phase of the Ocean View Hills Business Park. This third phase developed the 40-acre site with new tilt-up buildings for a total useable floor space of over 660,000 SF. The site required eight months of earthmoving and excavation in preparation for the new buildings. In addition, thousands of feet of underground utilities were installed to accommodate all six buildings. Completed in May 2007, Smith Consulting Architects, as well as stellar subcontractors H&K Concrete, MR Timber Structures and Willert Contracting have worked hard to make this project a success.

The Reno team members for Ocean View Hills were: Eric Gradyan – Project Manager; Paul Kelly – Project Superintendent; Mick Ellis – Project Engineer; and Cheri Smeal – Project Administrator.

Centerpoint Plaza
Construction is completed for Centerpoint Plaza for Beckman/Faraday, LLC. This project, which is a Class A, 97,500-s.f., 3-story steel framed office building with a 1-level subterranean parking garage is located at the corner of Faraday Avenue and Priestly Drive in the Carlsbad Research Center. The exterior facade contains a combination of glass, stone and aluminum panels all being complementary to a unique massive aluminum entry trellis structure.

Other key members that worked to complete the Centerpoint Plaza project are: architects Austin Veum Robbins Parshalle; and subcontractors Bergelectric, Hess Roofing, Overson-Rand Corporation, Paramount Fire Protection, R.L. Fick & Son Plumbing and T.B. Penick. The Reno team members were: Eric Gradyan - Project Manager; Fred Hucke - Superintendent; Brandon Kyse - Project Engineer; and Cheri Smeal - Project Administrator.

Cabrillo Medical Center
What once was an empty parcel of land at Highway 163 and Genesee Avenue, is now a first-rate building. Cabrillo Medical Center is a three-story medical office building with an underground garage. The construction of the shell and core was completed in May.

Presently, Cabrillo is unoccupied and awaiting future tenants. Its prime location near the freeways and Sharp Hospital allows for promising opportunities. This medical center’s future will feature custom office units designed to accommodate a single user or multiple tenants.

Reno team members Kevin Horst, Mike Jones, and Kyle Nguyen worked closely with Ware Malcomb Architects and Devin Beale (Fenway Properties) to resolve issues and make improvements, during the course of construction.

The completion of Cabrillo marks another successful project and strengthens Reno’s relationships with Fenway Properties and Ware Malcomb Architects.
